Rental Turnover Budget Spreadsheet | Excel + Google Sheets Make-Ready Kit, Contractor Bids and Vacancy Cost Calculator
Which contractor quote fits the work, and how much have you spent against the approved budget? Organize rental turnover tasks, compare bid details, record owner decisions, and track invoices and change orders in an editable workbook for Excel or Google Sheets. Your digital download includes the original Make Ready ZIP with a 4-tab workbook for 100 work items, 200 bids, and 200 cost entries, plus a 4-page printable PDF.
A second ZIP includes the separate 2-tab Turnover Cost & Vacancy Companion and its setup guide. A separate access PDF links to Google Sheets versions of both workbooks. Software and Google accounts are not included. The PDF pages are printable, not fillable. Each work item gets an ID that connects its quotes and costs across the workbook.
WHAT'S INCLUDED
- Editable Excel workbook with four tabs: Overview, Work Plan, Bids, and Costs
- Four-page printable PDF: quick-start guide, contractor bid comparison, approved work plan, and cost/change-order log
- Original Make Ready ZIP containing the workbook and printable PDF
- Companion ZIP containing the Turnover Cost & Vacancy workbook and plain-text setup guide INCLUDED TURNOVER COST & VACANCY COMPANION
- Separate editable Excel workbook with two tabs: Turnover Calculator and Costs
- Enter one unit’s vacancy dates, assumed monthly rent, and editable days-per-month basis
- Calculate vacancy days and estimated missed rent, then review recorded costs and their combined figure
- Space for up to 100 cost entries, including negative credits, plus a plain-text setup guide Copy amounts manually from Make Ready Costs or your invoices. The two workbooks do not automatically link or sync. Enter each amount once; do not enter both the individual costs and their total. The companion counts the first vacant day and excludes the end date. For a completed vacancy, use the first occupied day as the end date. While still vacant, use a fixed review date. Its default 30-day basis is an editable estimation convention, not a lease proration rule. Estimated missed rent depends on your assumptions. The combined figure includes estimated foregone rent and is not cash spent, taxable loss, or an amount owed by a tenant. Costs are amounts recorded, regardless of payment status. All amounts are USD. DOWNLOAD & OPEN After payment is confirmed, use the download links emailed to the address you entered at checkout. Save both ZIP files and the separate Google Sheets access PDF. Unzip/extract both ZIP files before opening. For Google Sheets, open the separate access PDF, sign into a Google account and choose Make a copy for each workbook to save your editable copies. Shared masters are view-only. Excel and Google Sheets copies do not synchronize. The preview example is fictional; your companion workbook arrives with blank date, rent, and cost inputs and a 30-day estimation basis. HOW MAKE READY WORKS 1. Add each repair or turnover task to the Work Plan and give it a unique Item ID. 2. Record contractor quotes on the Bids tab, including scope, exclusions, timing, and price. 3. Record the owner decision and approved spending cap for each work item. 4. Log invoices and change orders on the Costs tab. The Overview pulls together approved budget, actual costs, open work, overdue items, and readiness. The workbook includes entry space for up to 100 work items, 200 bids, and 200 cost entries. Formulas are set up for those rows. The PDF pages are printable reference sheets and are not fillable. Digital download only. No physical item will be shipped. Choose Excel-compatible software for the .xlsx files or use the included Google Sheets access links. The printable worksheets remain PDF files. No automatic reminders are sent.
