HOW IT WORKS

Keep one row per property and month so earlier periods remain available. Split operating costs, debt payments, escrow deposits, capital spending and reserve transfers. Add a dated balance for each loan, including multiple loans on one property. Enter your value estimate, source and date. The dashboard shows cash before/after reserves, loan balances and estimated equity for your selected month.

Missing and duplicate records are flagged. Totals include only Ready records and can be partial until each property is reviewed. Enter zero explicitly where there is no amount or loan. Cash remaining is not taxable profit or bank balance. Estimated equity is not sale proceeds or available cash.

BEFORE BUYING Choose Microsoft Excel or Google Sheets for the blank tracker. For Google Sheets, open the access PDF while signed in to Google, click Open Your Google Sheets Tracker, and choose Make a copy. Read Start Here and set the review month to the first day of the month. Sample cash-flow and loan/equity calculations were checked in Google Sheets.

The fictional example remains an Excel file. Software licenses are not included. No bank feeds, automatic valuations or syncing with other trackers. The PDF is for printing and handwriting, not digitally fillable. Digital files only; no physical item. All preview figures are fictional.
